Industry Type: An MNC IT BPO Company   
Problem: A Multinational IT Company having its BPO operations Mumbai was audited & was recommended certain changes in their old facility which could bring in 30% Energy savings to them. They were unable to implement the recommended changes as the site required major modifications requiring long duration down time. Considering this experience they asked us to undertake design validation of their HVAC / Electrical design for their upcoming facility of same size in Mumbai in same building and on same floor.
Study Recommended: A detailed design validation of designs received from consultants was recommended to the client. The activity was conducted by experienced HVAC Experts. This was a site where client had 50000 sq ft working setup and client developed additional 50000 sq ft on the same floor and asked us to validate HVAC designs done by their consultants. We intervened into facility layouts got some layouts changed to reduce heat load and heat gains. Total HVAC design was validated for daily and seasonal load variations before finalizing type and number of machines. The interaction took around 15 days.
Observation: The findings revealed that the basic problem was with the over sizing of Capital equipments done in the planning stage of the facility. The DBR was found to be based on assumptions and thumb rules rather than detail load calculations.
Problem Identified: The design modifications for energy efficiency were identified & changes were recommended to the consultants. The considered HVAC design parameters were not matching with proposed load. Equipment heat loads were found to be taken using thumb rules instead of actual site details & figures. Some modifications were suggested in layout to reduce envelope heat gain in work area. The total tonnage was brought down and number of HVAC machines were increased to increase modularity considering application. Electrical system was suitably optimized by calculating exact requirements from base line. The Capex was reduced by almost 30% as against estimated by consultants.
Solution Executed: After discussing with users, we changed the interior layout and shifted meeting rooms on periphery of the facility to reduce heat gain by main work area. Increased and introduced maximum modularity while choosing the HVAC machines so that it became possible to switch off certain machines when service was not required. This also made it easier for the user to operate & maintain the HVAC system. We could bring in the changes due to elaborate simulation using advanced software’s developed by us. Scientific lighting design reduced lighting load substantially.
Benefits to Client: The client saved substantially on the Capital Investment as well as running cost of the facility. The new facility was audited after 6 months of satisfactory performance. Following were actual savings achieved compared to adjoining area on same floor with equal occupancy.
A) 30% Capital expenditure savings
B) 55% Energy cost saving implemented compared to adjoining area with same specifications.
